Judgement

More than ten years valuing property across Dublin and Leinster. We know how a particular road or estate actually trades, rather than what an online estimate or index suggests.

Worth

A figure grounded in the market as it stands: recent sales of comparable properties, current conditions, and the particular qualities of the property itself.

Legitimacy

Professional qualifications and recognised valuation standards behind the report, so it is accepted by the lender, solicitor or authority who has to rely on it.

If your property has risen in value, an up-to-date valuation may move your mortgage into a lower LTV rate band. Several of the main lenders have a formal process for it, and the valuation is usually the only thing standing in the way.

We arrange a time that suits and inspect the property in person.

Evidence and analysis

We assemble the comparable evidence (recent sales of genuinely similar properties in the area), and apply professional valuation practice and experience to reach a figure.

Your valuation

Issued in the format the receiving party requires: to you, or directly to your lender, solicitor or the relevant authority, whichever suits.

JWL was founded on a straightforward conviction: that a valuation should be able to withstand any amount of scrutiny, because the evidence behind it is there to see and the reasoning is transparent. Our valuers have been working the Dublin and Leinster market for over ten years, and the practice is led by Shane Cooke, MIPAV REV RESI MMCEPI.

Every valuation is carried out by a qualified valuer who inspects the property, prepares the report and signs it. If you want to understand how a figure was arrived at, you can ask the person who arrived at it.

Local knowledge counts for a lot in this work. Two similar houses a mile apart can be worth quite different amounts, and knowing an area well makes that difference easier to read.
