What is a bank or credit union valuation?

When a lender advances money secured against property, it needs an independent professional assessment of what that security is worth. That is a loan security valuation, and it is a different document from a general market valuation: it follows the lender's format, states the value on a defined basis, and comments on anything that could affect the property's suitability as security.

JWL is an approved valuer on the Bank of Ireland panel, and we also prepare loan security valuations for credit unions on request.

Why lenders accept our reports

JWL is an approved valuer on the Bank of Ireland panel. Our valuations are prepared to European Valuation Standards, the framework published by TEGoVA and known in the industry as the Blue Book. JWL operates under PSRA Licence No. 004865, and our director, Shane Cooke, holds TEGoVA's REV accreditation and IPAV membership.

Just as importantly, the reports are complete. A valuation returned to a lender missing a photograph, a floor area or a required declaration costs everybody a week, so if your lender has its own template or panel requirement, send it to us at the outset and we will work to it.

What we need from you

To move quickly, tell us three things when you first make contact: the lender or credit union involved, whether they have supplied a specific valuation template or panel requirement, and the deadline you are working to. If your lender has issued a form, send it with your enquiry.

Is JWL on my lender's panel?

JWL is on the Bank of Ireland valuation panel. If your loan is with Bank of Ireland, we already meet their requirements. If your lender is different, get in touch and we can confirm whether we can still help.

Is a valuation the same as a structural survey?

No. A valuation establishes what the property is worth; a survey assesses its physical condition and identifies defects. Lenders often require both, and they are separate instructions. We provide the valuation.

How quickly can you turn a lender valuation around?

If you are up against a drawdown date, tell us at the outset and we will do our best to work to it.
