About valuations generally

What is a property valuation?

A professional assessment of what a property would sell for on the open market at a specific date, supported by comparable sales evidence and prepared to recognised valuation standards. It is a considered, evidenced figure, not an asking price or a marketing estimate.

What is the difference between a valuation and a survey?

A valuation establishes what a property is worth. A structural survey assesses its physical condition and identifies defects. They answer different questions and are separate instructions. Lenders frequently require both. JWL provides valuations.

How is a valuation different from an estate agent’s appraisal?

An estate agent’s appraisal is usually free, usually verbal, and usually connected to a pitch for the selling instruction. A formal valuation is an independent written report from a licensed valuer, setting out the evidence and reasoning, and prepared to be relied upon by a lender, a solicitor, a court or Revenue.

How long is a valuation valid for?

A valuation states a value as at a specific date. In practice, most lenders and institutions treat a report as current for around three to six months, though each sets its own requirement. If yours has expired, an update is usually quicker and cheaper than a fresh instruction.

What types of property do you value?

Houses, apartments, period properties, buy-to-let and investment properties, residential portfolios, sites and land, across Dublin and Leinster.

Cost and timing

How much does a property valuation cost?

It depends on the property, its location and the type of report required, a lender valuation and a court-ready family law report involve very different amounts of work. Tell us what you need and we will come back to you with a fee before anything starts.

Can you work to an urgent deadline?

Often, yes. Tell us the deadline when you first make contact and we will tell you honestly whether we can meet it.

What do you need from me to get started?

The property address, what the valuation is for, who will be receiving the report, and any form or template that party has issued. If access is with someone else, such as a tenant, a family member or an agent, we will need their details too.

Lending, LTV and switching

Are your valuations accepted by banks and credit unions?

Yes. We prepare reports in lenders’ required formats and to European Valuation Standards. If your lender has a specific template or a panel requirement, tell us when you get in touch.

Can a valuation reduce my mortgage rate?

It can. Most lenders price by loan to value band, so if your property has risen in value or your balance has fallen, a current valuation may support a move into a cheaper band. Before instructing anyone, ask your lender three things: whether they will re-band on an updated valuation, whether the valuer must be on their panel, and how recent the report has to be. That one call tells you whether it is worth doing.

Can I reuse an old valuation when switching mortgage?

Almost never. A new lender requires a current valuation instructed for its own purposes.

What is a Blue Book valuation?

A valuation prepared in accordance with European Valuation Standards, published by TEGoVA and known in the industry as the Blue Book. Our director, Shane Cooke, holds TEGoVA’s REV accreditation, awarded in Ireland through IPAV.

Are you licensed and regulated?

Yes. JWL operates under PSRA Licence No. 004865, and our work is carried out by IPAV-registered valuers. Our director, Shane Cooke, holds the TEGoVA REV and RESI designations.

Who carries out the valuation?

A qualified JWL valuer inspects the property, prepares the report and puts their name to it. You can always speak to the valuer who did the work.

Do you sell property as well?

No. Valuation is all we do. That independence is the reason our valuations are worth having.
