What is a Fair Deal valuation?

The Nursing Homes Support Scheme, universally known as Fair Deal, helps meet the cost of long-term residential care. How much a person contributes is determined by a financial assessment of their income and assets, and for most applicants, the principal private residence is the largest asset in that assessment.

The HSE requires a market valuation of the property as part of that assessment. A Fair Deal valuation is an independent professional valuation prepared for that purpose.

Why the figure matters to the family

The valuation directly affects the weekly contribution towards care. An inaccurately high valuation means a family contributes more than the scheme actually requires of them, potentially for years. An inaccurately low one risks the application being queried and delayed at a point when the family needs a decision.

Neither outcome is acceptable, and neither is necessary. A valuation grounded in genuine comparable evidence is simply correct, and being correct is what makes it hold up.

Fair Deal applications are made at hard times. A parent has usually just moved into care, or is about to, and the family is dealing with the emotional side of that while working through an unfamiliar application form with deadlines attached.

Does the HSE require a professional valuation?

The financial assessment requires the market value of the applicant's assets, including property. A valuation from a qualified, licensed valuer is the most straightforward way to evidence it, and reduces the likelihood of the figure being queried.

How often is a Fair Deal valuation needed?

A valuation is required at application. Property assets may be reassessed in later years depending on the circumstances of the case, so an updated valuation is sometimes requested. Check the current requirements with the HSE or your solicitor, and we can advise on the valuation side.

The house is empty. Is that a problem?

Not at all. We simply need access. If keys are with a family member, a solicitor or an auctioneer, we will arrange it with them.

Can you deal with our solicitor?

Yes. Many Fair Deal applications are handled by a solicitor and we work with them directly.
