A property valuation is a professional assessment of what a property would sell for on the open market at a specific date. It is not an asking price, and it is not an estate agent's estimate of what might be achievable with the right campaign. It is a considered figure, supported by evidence, that can be relied upon for a financial or legal decision.
Our valuations are prepared to European Valuation Standards and set out not only the figure but the comparable sales, market conditions and property characteristics that produced it.

JWL does not sell property. We produce a figure and we show you the evidence for it. That is the entire service.
An estate agent valuing your home is, in most cases, also pitching for the instruction to sell it. There is nothing improper about that, but it does mean the figure serves two purposes at once. When the valuation has to satisfy a lender, a solicitor or Revenue, that ambiguity is a problem.

Typically 30 to 60 minutes for a standard residential property. Larger or more complex properties take longer.
A valuation states a value at a specific date. In a moving market most lenders and institutions will treat a report as current for around three to six months, though the receiving party sets its own requirement. If yours has expired, we can usually update it more quickly and economically than starting fresh.
