What is a family law valuation?

When a couple separates, the family home is usually the largest asset in the settlement. Before it can be divided, sold, transferred or offset against other assets, its value has to be established, and established in a way that both parties, their solicitors and, if it comes to it, the court will accept.

A family law valuation is an independent professional assessment of open market value, prepared to a documented methodology and set out in a report structured for legal proceedings.

In a separation, a valuation that appears to favour one party is worse than no valuation at all. It becomes another thing to argue about, and it costs both parties in legal fees.

We are frequently instructed jointly by both parties or by both solicitors, precisely because we have no stake in the outcome. We are not selling the house, we are not acting for either side, and our figure is what the evidence supports. We are equally comfortable being instructed by one party, and the report is prepared to the same standard either way.

Can you be instructed jointly by both parties?

Yes, and it is often the most efficient route. A single agreed valuer removes one point of dispute and one set of fees.

Will you give evidence in court if needed?

[CLIENT TO CONFIRM: whether you act as an expert witness and attend court where required. If you do, say so plainly. It is a significant differentiator and solicitors search for it.]

My former partner is living in the house. How does the inspection work?

We arrange access directly with whoever is in occupation, at a time that suits them. The inspection is professional and discreet, and we do not discuss the case or the figure with either party during the visit.

Do you value assets other than the family home?

Yes. Investment properties, land and sites can all be covered in the same instruction.
