A rental valuation establishes the open market rent for a property: what it would reasonably let for, on the terms in question, at a stated date. Like a capital valuation, it is built from comparable evidence (in this case, comparable lettings), rather than from what a listing site suggests or what a landlord hopes to achieve.
Ireland's rental market operates under a substantial and evolving body of regulation, and the market rent question frequently arises in a regulatory or contractual context rather than a straightforward letting one. That is where an independent, evidenced assessment earns its keep.
Advertised rents are asking prices, not achieved rents, and the two are not the same thing. Our assessments are grounded in comparable letting evidence and in the specific characteristics of the property, its condition, its BER, its accommodation, its location within the area and the terms of the tenancy itself.
