A lender wants a figure in a specific format against defined security criteria. A solicitor administering an estate needs a defensible market value as at the date of death. The HSE needs a valuation that will pass a financial assessment. Revenue needs a self-assessment you can stand over. A court needs an impartial figure that both sides can examine.
Getting the format wrong costs time you may not have. So the first question we ask is always what the valuation is for, and the report we produce is built for the party who will read it.
